Abstract

The article analyzes the methods for assessing urban real estate. The main factors that are most often used by appraisers when assessing the value of real estate are considered. The author proposes to clarify the existing methods of real estate appraisal by taking into account environmental factors that significantly affect the value of real estate. It is proposed to use the methodology for determining the quality index of the urban environment, taking into account the amendments for the zoning of the city territory with the distribution into ecological microzones. The use of environmental factors in real estate appraisal will allow the most correct and reasonable determination of the value of real estate and will help in decision-making in municipal management.
